When is the best time to sell my home?
May & June as schools let out tend to be the busiest. However, the NWA Housing Market has steady buyer demand all year round, regardless of housing supply.
What should I do to get my home ready to sell?
De-clutter, freshen up the flower beds, touch up paint. Check out our downloadable Pre-Listing Seller Prep Guide (coming soon). Discuss any repairs or projects with your REALTOR® before you commit or spend money, they may actually advise to skip or reconsider certain projects based on recent buyer expectations.
Should I overprice my home to leave room for negotiations?
Ask your REALTOR®. Tell them this is a strategy you would like to try and they will check recent sales comps to see how the various listing strategies and avg days to contract are performing.
How do commissions work?
The listing fee is determined when you sign your listing agreement. While each brokerage determines its own fee, Better Homes and Gardens RE Journey has a 6% listing fee, and that is split with the Buyer's Agent (selling brokerage).
What happens if the appraisal comes back low?
You are not required to sell the home at that price. This is often the 3rd round of negotiations where the Buyer can either come up, the Seller can come down, or you meet somewhere in the middle. This typically applies to financed offers only.
How should I prepare my home for showings?
Clean, clean, then clean some more. Smell is also key. Scent is often the 1st if not the 2nd thing buyers notice as soon as they open the front door to come in. Make sure they are greeted with a fresh clean scent, or a warm inviting candle or plug in. Check out or downloadable Showing Prep Guide (coming soon).
