When is the best time to sell my home?

May & June as schools let out tend to be the busiest. However, the NWA Housing Market has steady buyer demand all year round, regardless of housing supply.

What should I do to get my home ready to sell?

De-clutter, freshen up the flower beds, touch up paint. Check out our downloadable Pre-Listing Seller Prep Guide (coming soon). Discuss any repairs or projects with your REALTOR® before you commit or spend money, they may actually advise to skip or reconsider certain projects based on recent buyer expectations. 

Should I overprice my home to leave room for negotiations?

Ask your REALTOR®. Tell them this is a strategy you would like to try and they will check recent sales comps to see how the various listing strategies and avg days to contract are performing.

How do commissions work?

The listing fee is determined when you sign your listing agreement. While each brokerage determines its own fee, Better Homes and Gardens RE Journey has a 6% listing fee, and that is split with the Buyer's Agent (selling brokerage). 

What happens if the appraisal comes back low?

You are not required to sell the home at that price. This is often the 3rd round of negotiations where the Buyer can either come up, the Seller can come down, or you meet somewhere in the middle. This typically applies to financed offers only.

How should I prepare my home for showings?

Clean, clean, then clean some more. Smell is also key. Scent is often the 1st if not the 2nd thing buyers notice as soon as they open the front door to come in. Make sure they are greeted with a fresh clean scent, or a warm inviting candle or plug in. Check out or downloadable Showing Prep Guide (coming soon).

Zestimate - Value at a Glance

The Zestimate is a great tool for homeowners who are just casually checking in on their home's value. The important thing to remember is that the Zestimate is just an algorithm scanning online data doing it's best. It's never been in your home or taken a drive down your street. Depending on how "cookie-cutter" your home and surrounding houses are the more accurate your Zestimate. These values can range from 0-15% both under and below your home's likely market value. The benefit to these are how quick and easy they are to obtain and homeowners don't end up on a real estate agent's marketing and follow up list.

Quick CMA (90%)

Quick CMA - The Seller's Starting Point

CMA stands for "Competitive Market Analysis." Typically these reports include recent sales comps of nearby properties with similar characteristics to yours. The Quick CMA refers to the level of detail that goes into the report. These are meant to be retrieved at the click of a button to give sellers a quick insight into which homes are selling nearby, at what price, and may even include some market data. The Quick CMA is usually the 1st step for homeowners considering to sell their property. While an agent does prepare the report, it is usually using high level parameters such as bed & bath counts, square footage, and age within 1mi in the last 6mos. It's better to think of the Quick CMA as a "Quick Glance" at what's going on in the market near you.

Full CMA (95%)

Full CMA - The most complete tool for sellers

The Full CMA is for homeowners that are serious about selling their home within the next 12mos. Typically requires 1-2 hours for an experienced REALTOR® to prepare and delivers the most value when your agent can review it with you. The report includes hand picked comps scrutinized by the REALTOR® for relevancy as well as high level market data and current listing trends. Listing agents will usually discuss a pricing strategy in person so homeowners can determine which potential list price is most suitable for their home's current condition, how the market can be expected to react and what kind of offers they can expect to get the most value out of their home. The more photos, descriptions, and list of updates your provide the agent the more accurate the report.
