Before you List Your Home
- Figure out where you are moving to next before listing your home
- Move into your second home, or in with a family member. Give yourself some flexibility in the selling process wherever you can
- Buy first, sell later. If you can purchase without having to close on your existing home first you will be able to figure out where you are going next, move in, and then be patient and review all offers for a stress free experience selling your existing home
- Request a non-refundable deposit. In this tight market you have to work with serious people. You are going to have to go hard in your pursuit of your next home so if you have a contingent offer on the buying side then you need a serious buyer that will close on your home as well. A non-refundable deposit lets you know that they are committed to closing
- If you cannot find a home and successfully get under contract in the 2-3 weeks you told your buyer you would need then be prepared to get a short-term or up to 6mo rental while you continue to house hunt
Tips for Sellers
- Don't listen to the neighbors
- Figure out where you're moving next before listing your home
- Price your home where the comps support it. Yes, you want to maximize the value of your home but you need a realistic starting point
- Discuss all your priorities, timeline, and multiple estimated net seller's proceeds scenarios at different price points based on where your home could sell
- Ask for appraisal gaps & non-refundable deposits if buyers are offering over asking price
- "Pop of Color" refresh those flower beds or just a couple of flowers here and there. White or yellow is recommended for photographs
- Take care of the small things because they could create caution/concern with the potential buyers about bigger projects
- DECLUTTER. Put away the majority of knick knacks in the living room shelves, kitchen counters, and closets. Box them up and stage them in the garage
- Do a moving/estate sale to help declutter and make some extra money you can put towards your moving expenses
- Wash your windows, inside and outside
- Update your light bulbs and make them consistent throughout
- Go out of town that first weekend you are on the market so you don't have to come and go all weekend when showings occur
- Tell your agent if you need to block out time for meals, kids naps, working hours, etc
